土地资源管理(国土资源与房地产开发)Land Resource Management学制:四年学位:管理学学士制订时间:2010年3月学制:Length of Schooling: 4 years学位:Degree: scholar of management science制订时间:Time of Formulation: March, 2010一、 培养目标 Educational objectives中文:本专业培养具有土地资源管理方面的基础知识,具有测量、制图、计算机应用等基本技能,能在国土、城建、农业、规划、房地产业、金融、税务、保险部门等相关领域从事土地调查与评估、土地利用规划、地籍管理、房地产估价、房地产开发经营、投资策划与管理的应用型高级专门人才。英文:This specialty is intended to cultivate the highly specialized applied talents with the basic acknowledges of land resource management, together with the basic skills of survey, mapping and computer application, capable of land survey and appraisal, land use planning, cadastral management, real estates appraisal, real estate exploitation and management, investment planning and management in the departments of land, urban building, agriculture, plan, realty business, finance, tax and insurance, etc.二、 毕业生具有的知识、素质、能力 中文:本专业学生主要学习土地资源学、土地规划学、城市规划原理、房地产估价、房地产产权产籍管理、土地信息系统、遥感图像处理、房地产经济学、房地产基本制度与政策、工程计价、房地产开发经营、房地产投资分析、房地产经纪理论与实务、物业管理等土地科学及其相关学科的基本理论和基本知识,受到外语、数学、测量、计算机技术及绘图等方面的基本素质训练,具有综合所学专业知识,运用相关理论分析和解决实际问题的能力。毕业生应获得以下几方面的知识:1、 哲学知识:马克思主义基本原理、毛泽东思想、邓小平理论和“三个代表”重要思想等;2、 信息技术与测量知识:地理信息系统、数字测量、遥感知识;3、 数学和英语知识;4、 管理学、经济学、会计学等经济管理知识;5、 土地资源管理知识:土地利用规划、土地估价、土地登记、土地法规等;6、 房地产开发经营相关知识:包括房地产投资、开发、经营、策划、估价、工程计价、物业管理、房地产基本制度与政策等知识;7、 现代信息检索和文献检索的基本知识。毕业生应获得以下几方面的能力:1、 语言表达能力、外语能力、人际沟通能力、组织管理能力;2、 信息技术与工具软件运用能力,基本的数字测量和计算机绘图能力;3、 数学分析和英语的听、说、读、写能力;4、 市场调查及数据分析、方案优化的基本能力;5、 在国土部门从事土地登记、利用、规划、土地估价、土地整理与开发等工作的能力;6、 在房地产部门从事投资策划、工程计价、估价、项目管理、房地产经纪、市场营销、物业管理的基本能力;7、 快速检索专业文献、外文资料的能力。毕业生应获得以下几方面的素质:1、 用辩证的观点正确分析问题的素质;2、 测量和计算机绘图的基本素质;3、 英语的听、说、读、写及对外交流的基本素质;4、 基本的科学、人文和创新素质;5、 计算机和相关管理软件及土地信息系统的应用的素质;土地和房地产项目投资、规划设计、估价、经营管理的理论与实务运作的基本素质。英文:Knowledge, qualities and abilities required for graduatesThe specialty students major in theory and knowledge of the land science and relevant subjects such as land resources, land planning, urban planning theory, real estate appraisal, real property right and cadastral management, land information system, remote sensing image processing, real estate economy, real estate basic system and policy, construction pricing, real estate exploitation and management, real estate investment analysis,real estate agent and property management, capable of synthesizing all the major knowledge, applying the relevant theories and solving practical problems. Knowledge required for graduates:1. Knowledge of philosophy: Principle of Marxism, Mao Zedong Thought, Deng Xiaoping Theory, and the Important Thought of Three Represents;2. Knowledge of Information technology and survey: geographical information system( GIS),digital survey, remote sensing;3. Knowledge of Mathematics and English;4. Knowledge of Economy and management: sciences of management, economy and accounting;5. Knowledge of Land resources management : land use planning, land appraisal, land register and land laws and regulations;6. Knowledge relevant to real estate exploitation and management: real estates investment, exploitation, management, planning, basic system and policy, construction pricing, property management, etc.7. Knowledge of modern information and literature search.Abilities required for graduates:1. Language expression, foreign language, interpersonal communication, organization and management;2. Information technology and utility software command;3. Mathematic analysis and English listening, speaking, reading and writing;4. Basic ability of market research and data analysis, and Scheme Optimization;5. Operational capability of land register, use, planning, appraisal, consolidation and exploitation in the land department.6. Basic ability of investment planning, construction pricing, appraisal, project management, real estates agent, marketing, property management in the real estate division.7. Prompt search of professional literature and foreign language materials.Qualities required for graduates:1. Quality of analysis with dialectic viewpoint;2. Qualities of survey and computer drawing;3. Qualities of English listening, speaking, reading, writing and external communication;4. Basic Qualities of science, humanity and innovation;5. Application Qualities of computer and relevant management software and land information system (LIS);6. Basic operational qualities of theory and operation in land and real estate project investment, planning and design, appraisal, management.三、 专业培养特色 Characteristics of the specialty education中文:特色:1、 强调多学科交叉,注重复合型人才的培养。本专业强调管理学、经济学、测量学、土地科学、房地产、物业管理等学科的交叉融合,使学生形成跨学科的专业知识背景。增加学生的择业竞争力与适应性。2、 着重对学生创新能力的培养,强化实践教学,开设自主创新实验,通过实习与课程设计,培养学生的独立思考能力、动手能力、计算机应用能力和创新能力。将学生能力的培养与地区发展、社会需求和技术岗位结合起来,许多学生毕业不久,即可考取土地估价师、房地产估价师、物业管理师等专业证书和资格。3、 课程体系设置注重传统学科与新兴学科的结合,紧跟学科发展趋势。在注重传统测量学和土地科学的基础知识外,根据学科发展,培养学生在数字测量技术、计算机制图、遥感图像处理、地理信息系统等新技术的知识和能力,突出人才培养的时代性。创新:1、 紧扣培养目标:本专业学生的培养目标以广东工业大学工科背景的人才培养目标为指导,同时兼顾到管理学科的特点而制定,突出培养具有国土资源管理和房地产开发经营管理知识、熟练掌握地理信息技术和房地产估价技术专长的应用型人才。2、 顺应时代要求:在原有培养方案和课程体系基础上,经过多次调研和讨论,保证培养方案适应日新月异的知识更新,最大程度满足社会用人需求。3、 优秀行业人才:本专业的毕业生,可参加国家注册土地估价师、注册房地产估价师、房地产经纪人、土地登记代理人、物业管理师等全国统一考试,根据调查,很多学生有此打算,因此,培养方案强调在课程名称、教材选用和授课内容上顺应这一形势,选用考试指定教材授课,包括房地产开发经营、房地产基本制度与政策等相关课程。4、 理论联系实际:根据培养应用型专业人才的定位,加大了实践环节和选修课(理论课和实践课)学时,实践环节占总学分19.8,选修课占24%。为了拓宽学生的视野,加强教学效果,某些课程继续选择外聘专家,以讲座形式授课,如“城镇与小区规划实习”等。英文: Characteristics: 1. Emphasizing on the interdisciplinary, cultivating inter-disciplinary talent. This specialty stresses on the inter-merging of management, economy, survey, land science, real estate, property management, so that the students can form the interdisciplinary background, and improve competency for choosing occupation and adaptability.2. Emphasizing on the cultivating the innovation ability, experimental learning; opening self-innovation experiment; training independent thinking, problem solving, computer application and innovation. Combining the abilitys training with the regional development, social demand and technique posts, enable students to pass entrance examination of professional certificate such as Land Appraiser, Real Estate Appraiser, Certified Property Manager.3. This curricula lays stress on the combination of traditional and newly developing subjects, keeping pace with the development of subjects. Apart from the emphasizing on the basic knowledge of traditional survey and land sciences, according to the subject development, the curricula will be training newly technological knowledge and relevant abilities in aspects of digital survey, computer mapping, remote sensing image processing and land information system (LIS), which can mark its personal training epochal character. Innovation1.keeping to the training objective: Based on the talent training objective of the engineering course background of Guangdong University of Technology, together with the management sciences character, this specialty training objective is to emphasize on training the applied talents with the relevant knowledge of land resources and real estate exploitation management, on top of the technology of land information and real estate appraisal.2. complying with the requirements of era: based on the original education project and curricula, by survey and discussion repeatedly, ensuring the project adapt to knowledge renewal, meeting the socials needs as much as possible.3. excellent trade talents: this specialty graduates can take the national examinations such as Countries Registered Land Appraiser, Real Estate Appraiser, real estate agent, land registration agents, property manager. Nowadays many students all have such plan. So the curricula complies with this situation, choosing the prescribed textbooks for examination, including the relevant courses such as real estate exploitation management, real estate basic institution and policy. 4. linking theory with practice: this curricula increases the class hours of practical links and elective courses ( theoretical and practical subjects), in which practical links take up 19.8% of total credit hours, elective courses 24%.
